Birchmont’s real estate platform starts where most operator-owned portfolios do: with the sites our own restaurants occupy. Controlling them removes the single largest uncontrollable cost in an operating business and gives us a second way to compound the same dollar.

We are building it out deliberately from there. The mandate extends beyond our own occupancy to commercial property for third-party tenants in the same markets — freestanding retail, pad sites, small-format commercial, and mixed-use assets in towns and secondary cities we know first-hand.

We are a long-hold owner. There is no fund clock and no disposition mandate, which means we can hold through a soft year and we can be patient on price. It also means we are honest about fit: if an asset only works on an aggressive exit assumption, we pass.

Activities

Four things we do with property.

Acquisition

Income-producing and value-add commercial property in markets we already operate in. We are a direct buyer with our own capital, so we can move without a financing contingency that drags for months.

Development

Land assembly, entitlement, servicing, and ground-up construction of pad sites and retail bays — including build-to-suit for our own restaurant platform and for outside tenants.

Leasing & asset management

Tenant sourcing, lease negotiation, renewals, capital planning, and day-to-day property management. We operate our buildings the way we operate our restaurants.

Structuring

Sale-leasebacks for owner-occupiers who want their capital back, joint ventures with local partners, and vendor-take-back financing where it is what lets a fair deal close.

Asset Types

Freestanding retail and QSR pads, small-format strip retail, single-tenant commercial, and mixed-use with a commercial main floor. Restaurant and food-service real estate is where we have the deepest edge.

Geography

Lethbridge and southern Alberta first, then Alberta’s secondary cities and adjacent Western Canadian markets. We buy where we can be on site the same day.

Deal Profile

Stabilised income or value-add with a clear path to lease-up. Off-market and succession situations welcome. Development land where the highest and best use is commercial.
